Answers to Tenant’s Commonly Asked Questions

  • How do I find available properties?

Click the above link and find the home of your dreams!

  • How do I apply?

Once you have found the home of your dreams, click the “Apply Now” button on the right side of the listing. You will be immediately forwarded to the “Rental Application.” Simply fill out the application, pay the $40 application fee and press submit.

  • If pets are allowed is there a Pet Deposit?

Typically the answer is yes. The amount of the Pet Deposit usually depends on size of the unit and if it is furnished or unfurnished.

  • Can I hold a property I am interested in before I apply?

Typically the answer is no. Our application process is internet based and usually takes less than hour from start to finish. As a result, there is no reason to “hold residences.”

  • What can I expect to pay upfront?

In most cases, Tenants pay the first month’s rent, a security deposit and, if appropriate, a Pet Deposit. While uncommon, it is not unheard of for Tenants to offer additional months of advance rent or increased Security Deposits to make their application for a popular property more attractive. It is also common for Owners to request increased advance rent due to poor credit, a bankruptcy or a colorful rental history.

  • Can I apply with a co-signer if my credit history is too short to qualify?

While approval is never guaranteed, having a co-signer usually improves an applicant’s chances. Most Owners understand that building/rebuilding credit is a long process.

  • Does paying my rent on time help build my credit score?

Yes. Lexington PMC is one of the few property management companies that believes in “giving credit where credit is due.” We are tied into the Experian Rent Bureau which gives our tenants the unique opportunity to “get credit” for paying their rent on time. Whether you are a young professional establishing your first credit history or are rebuilding your finances after a “bump in the road,” Lexington PMC makes being a Tenant as important to building credit as leasing a car or getting a bank loan.
